MAA prices $350M of 5.350% senior unsecured notes due 2031 to refinance revolving credit and commercial paper obligations.
Mid-America Apartments, L.P. priced $350 million in 5.350% senior unsecured notes due December 15, 2031, at 99.584% of par, with closing expected November 12, 2026. Proceeds are directed primarily at reducing balances on MAA's unsecured revolving credit facility and commercial paper program, with residual capacity available for debt repayment, acquisitions, and development. The transaction is a liability-management move, not a signal of imminent acquisitions, and the 5.350% coupon reflects the current rate environment for investment-grade apartment REITs.

MAA, an S&P 500 company, is a multifamily-focused, self-administered and self-managed real estate investment trust, or REIT. We own, operate, acquire and selectively develop apartment communities primarily located in the Southeast, Southwest and Mid-Atlantic regions of the U.S. Our primary business objectives are to generate a sustainable, stable and increasing cash flow that will fund our dividends and distributions through all parts of the real estate investment cycle. Our goal is to generate return on investment collectively and in each apartment community by increasing revenues, controlling operating expenses, maintaining high occupancy levels and reinvesting in the income producing capacity of each apartment community as appropriate. We believe in leveraging the strength of our enterprise as a foundation for our operating structure, which capitalizes on local management with specific market knowledge and accountability. Our significant platform allows us to take advantage of technology that makes information sharing easier on a real-time basis, allows for operating efficiencies and continued expense control, and provides for various expanded revenue management practices. Our external growth strategy is to acquire existing apartment communities, utilize our internal development team to develop our own apartment communities and partner with select developers to develop apartment communities that we will own completely after stabilization. Our goal is to maintain a diversified, balanced portfolio that we believe provides the optimal path to maximizing operating performance over the full economic cycle, including operating apartment communities in a variety of markets, submarkets, product types such as high-rise, mid-rise and garden style, and a variety of different rent price points within a market or submarket.
