Omega raises FY26 FFO guidance to $3.29/share midpoint on $1.5B capital deployment and portfolio optimization.
Omega Healthcare Investors deployed $1.5 billion in capital year-to-date, including a $846 million UK mortgage loan subsequently converting to lease, and executed a $90 million lease termination fee to transition 32 Florida facilities to PACS, generating $0.065 per share annualized FAD accretion. Adjusted FFO guidance for full-year 2026 was raised to $3.28–$3.30 per share (midpoint $3.29), representing 6% year-over-year growth, reflecting both new acquisitions and the PACS transition's contractual rent increase of $26.1 million annually. The company's leverage stands at 3.1x, the lowest in its history, with no revolver borrowings and $196 million in cash.

Omega Healthcare Investors, Inc. is a Maryland corporation that invests in healthcare-related real estate properties located in the United States, the United Kingdom and Canada, which investments comprise our one reportable segment. Omega became a publicly traded company listed on the New York Stock Exchange in 1992. Our primary objective is to provide strong returns to our investors, while serving as the preferred capital partner to our third-party healthcare operating companies and affiliates (collectively, our 'operators') and other third-party high quality healthcare operators so they can concentrate on providing a high level of care for their resident-patients. Our investment portfolio primarily consists of skilled nursing facilities, assisted living facilities, including care homes in the U.K., independent living facilities, rehabilitation and acute care facilities and continuing care retirement communities. We maintain a portfolio of long-term healthcare facilities, mortgages and other real estate loans on healthcare facilities located in the U.S., the U.K. and Canada. Our investments are generally geographically diverse and operated by a diverse group of operators or third-party managers that we believe meet our standards for quality and experience of management and creditworthiness. During the fourth quarter of 2025, we began operating facilities, through third-party managers, in structures provided for in the REIT Investment Diversification and Empowerment Act of 2007 (commonly referred to as 'RIDEA') and may own and operate ALFs and ILFs in the U.S. and the U.K. in the future through RIDEA structures. We believe that RIDEA structures may broaden our potential investment pipeline and provide an avenue for additional growth.
